Juhola’s story –

from a pioneer to the best property management partner

1995

The company is founded

Jarmo Juhola was elected as the property director of the insurance company Kansa in 1992. He quickly noticed that the company was not in control of the situation. After a suggestion from the top management, Jarmo decided to think about the future managing of the company’s properties as it was becoming clear that Kansa-yhtiöt would soon be bankrupt.  As a result, Jarmo can be considered a pioneer of property management in Finland who property managers of other companies try to mimic. Kiinteistömanagement J.Juhola Oy was established in 1995 when a management agreement based on the comprehensive management of the Kansa properties was signed with the bankruptcy trustees of the bankrupt’s estate of Kansa.

Jarmo got Maarit Silfver and Pekka Nurkka as his partners from construction company YIT where Jarmo worked before being elected as the property director of Kansa. In addition, other partners were invited to join: Marja Majanen who had long worked for Kansa-yhtiöt, and Veli-Matti Aitala who had earned his spurs in the commercial-industrial section of the Säästöpankkiryhmä bank.

1997

Juhola grows

In the beginning, there were 13 employees, including the partners. In 1997, Juhola Oy acquired building maintenance company Isännöintitoimisto Jukka Pystynen Oy. In the merger, the employees of Pystynen Oy were transferred to the service of Juhola Oy in addition to the buildings maintained. The purpose of this acquisition was to stabilise the insecurity about the future and the personnel’s jobs that came with the realisation of Kansa-yhtiöt’s properties. At most, there were 27 employees. However, it was soon decided that it would be best to give up the building maintenance business, and the employees who had reached retirement age could enjoy their hard-earned retirement. In the late 1990s, the number of clients also expanded as property management as an industry landed even more strongly in the Finnish market, which was being led by Juhola.

The realisation of Kansa-yhtiöt’s properties was completed by Christmas 2006. By that time, J.Juhola Oy had achieved a fairly firm standing on the property market.

2010

Next-generation Juhola

Moving on to the 2010s, the “flame” of the original five partners had started to slowly fizzle out. Aleksi Aitala and Tommi Juhola were invited to join the company as partners in 2014, and the same year, the company’s name was changed from Kiinteistömanagement J. Juhola Oy to Juhola Asset Management. The new name better describes the scope of the operations.

Juhola acquired Realto Oy and continued to grow by expanding to a new business area: business park management. The name of the acquired company was changed into Juhola Business Park Management. Around the same time, in 2016, Juhola signed the first deals with foreign customers.

2019

The largest Finnish-owned property management company

Now, in 2020, the company is owned and run by younger entrepreneurs. Second-generation entrepreneurs are Jarmo Juhola’s son Tommi Juhola, Veli-Matti Aitala’s son Aleksi Aitala and Marja Majanen’s daughter Mari Jääskeläinen. The founding partners have given up their shares of the company, and other younger Juhola employees have been made partners in the business. In 2018–2019, the number of personnel has grown by almost 50%. Juhola is the largest Finnish-owned property management company.

The new-generation Juhola is committed to continuing as a pioneer and developing the operating methods of the industry without prejudice. Our goal is simple: to be the best property management partner for our customers.
